There's a lot of talk right now about AI in real estate.
Zillow has an algorithm. Redfin has one too. Your neighbor's nephew just discovered some app that spits out a home value in 30 seconds. And honestly? Those tools aren't wrong. They're just incomplete.
Here's what I've learned in 35 years of selling property in El Dorado County: information is easy. Wisdom is rare.
What AI Does Well
AI tools are genuinely useful. They aggregate data fast, identify patterns, and give you a reasonable starting point on pricing. I use them. They're part of how I stay sharp on market conditions across eleven communities — from El Dorado Hills to Somerset.
But there's a ceiling on what any algorithm can tell you.
What AI Can't Do
AI can't walk a property on a hillside in Rescue and notice that the well casing looks older than what's disclosed. It can't read a water report and know — from experience — that the language in paragraph 4 is going to spook a lender.
It doesn't know that the buyers who just made an offer on your Shingle Springs home have a lender who has never closed a rural property with a shared easement. And it won't tell you that until you're three weeks into escrow and the deal is starting to wobble.
That's not a knock on technology. That's just the reality of what 35 years in a specific geography buys you.
I call it Actual Intelligence.
AI + Actual Intelligence
The best outcome for any buyer or seller isn't AI instead of an experienced agent. It's both — an agent who uses the tools and brings the judgment that no tool can replicate.
When you're buying rural acreage in El Dorado County, you want someone who knows which questions to ask about water, septic, fire insurance, and access roads before you fall in love with a property. When you're selling, you want someone who knows what buyers in this specific market will actually pay — not what an algorithm says your home is worth.
That gap between estimated value and actual closing price? That's where experience lives.
