The Unfair Advantage in El Dorado County Real Estate
How strategy, negotiation, and experience turned an “as-is” sale into a $60,000 win for the buyer

In real estate, there’s a big difference between simply writing an offer… and strategically negotiating a deal.
Recently, a buyer client of ours experienced exactly why experience matters when purchasing property in El Dorado County, California.
The listing was marketed with a familiar phrase many buyers see:
“Property sold as-is.”
To many people, that sounds like the seller won’t negotiate at all.
But here’s the truth.
“As-is” doesn’t mean no negotiation.
It simply means the seller does not want to make repairs before closing.
Understanding that distinction — and knowing how to navigate it — can create opportunity.
And in this case, it created a $60,000 advantage for the buyer.
What “As-Is” Really Means (And What It Doesn’t)
Many buyers misunderstand the term.
When a property is sold “as-is,” it typically means:
• The seller does not intend to fix items discovered during inspections
• The property is sold in its current condition
• The seller wants a smoother, simpler transaction
What it does NOT mean:
• The price is non-negotiable
• Buyers can’t request credits
• Buyers lose their inspection rights
• The seller will never reconsider
In reality, as-is simply shifts the negotiation strategy.
And that’s where experience becomes the buyer’s advantage.
Step One: Negotiating the Purchase Price
When my buyer evaluated the property, we identified several issues that would likely concern future buyers as well.
Rather than ignoring them or hoping they wouldn’t matter later, we addressed them before the deal even started.
Through careful analysis of:
• comparable sales
• property condition
• buyer psychology in the local market
we negotiated a $50,000 price reduction from the original listing price.
That alone created a significant financial advantage for the buyer before escrow even began.
But the negotiation wasn’t finished.
Step Two: Inspections Reveal the Next Opportunity
During escrow, professional inspections confirmed some of the concerns we anticipated.
Now here’s where many agents stop.
They assume “as-is means no further negotiation.”
But experienced negotiation recognizes something important:
Even sellers who say “as-is” still want a successful closing.
Using the inspection findings strategically, we approached the seller with reasonable, well-supported concerns.
The result?
An additional $10,000 price reduction.
The Final Outcome
Total negotiated savings for the buyer:
$50,000 initial reduction
+ $10,000 additional negotiation
= $60,000 advantage.
That’s the balance experienced brokers understand — protecting the buyer without blowing up the transaction.

Why Negotiation Experience Matters in El Dorado County
The foothill market is unique.
Properties often include factors such as:
• septic systems
• wells
• acreage
• aging structures
• rural infrastructure
Buyers unfamiliar with these issues can easily overlook risks or pay too much.
A seasoned local broker understands:
• what problems truly matter
• which concerns buyers will worry about later
• how to negotiate fairly without killing the deal
